We manage the highest quality homes for students studying at the University of York and York St John University. We offer fully furnished homes that are fully inclusive of all utility bills. All our homes have a separate lounge, colour TV and high speed internet. We provide our student clients with an excellent FREE service with additional support throughout the tenancy. We do not charge any application fees and we include FREE Contents Insurance to all our student tenants.

We offer the largest choice of high quality student accommodation in York:

  • Students with Disabilities ~ Please contact us if you have any disability for which you need a particular layout of house or special facilities. We will do our very best to find a house that meets you needs. We have a number of houses more suited to particular needs than others, including a four bedroomed house located close to the University of York which has been fully adapted (including lift) for wheelchair users.

HouseWe have, by far, the largest choice of high quality student houses in York located close to the University of York and close to York St John University. 

Locations include:

  • Heslington, Heslington Road, Fishergate, Fulford, Fulford Road, Badger Hill, Hull Road
  • The Groves, Gillygate, Heworth, Haxby Road, Wigginton Road and the City Centre

One of our offices is located within 5 minutes walk of the University of York in Heslington village and our other office is located on Lord Mayor's Walk next to the York St John University campus. Both offices are open 6 days a week.

Sinclair Properties Lounge

We are proud to manage many of the highest standard student homes in York. 

All our student properties have:

  • Utility bills included
  • High Speed broadband (Virgin Fibre wherever possible)
  • A separate lounge with TV, coffee table and sofa/chairs
  • Fitted kitchens with a washing machine, oven, hob, fridge, freezer, microwave, kettle and toaster. 
  • All bedrooms include a desk & office chair (3 beds and over), wardrobe/suitable storage, chest of drawers and a bed (usually 4ft double beds)
  • The majority of those with a gardens/yard will also be supplied with a BBQ and garden furniture

In addition, some of our properties also have dishwashers, tumble dryers, gardens, conservatories, en suites, garages and/or off street parking.


Sinclair Properties Maintenance Staff

Our staff are fully trained, friendly and are there to help you!

  • We're open 9am - 5.30pm Mon to Fri and 10am - 4pm on Saturdays, so do come in and see us
  • View each property on-line in the form of a brochure, a floor plan and a location map
  • See 'where's my nearest' ! Here you will find distances from the house to your university/college and to the nearest: pub, shop, take-away, bus stop and cash point
  • No transport? We can usually provide free transport for either individuals or groups of up to six, to and from viewings


Sinclair Properties Maintenance Staff Maintenance Team

For your peace of mind we employ our own in-house skilled maintenance team along with experienced viewing staff  and inspectors

  • We carry out any emergency repairs quickly
  • Tenants have access to an 'out of hours' emergency service
  • We fully inspect all properties prior to you moving in and then regularly throughout your tenancy
  • We provide you with a fully itemised Inventory at the start of your tenancy detailing the true condition of all the contents, fixtures and fittings


We know that finances are tight when you are studying!

  • We do not charge any fees whatsoever for finding you the right accommodation
  • Most of the rent payments coincide with your student loan payments
  • We have a wide range of rents which directly reflect the location and standard of our property concerned
  • Rent is expressed as 'per person per week' (pppw) and range from around £100pppw to £170pppw (including bills). The higher the rent, the higher the standard of the property and/or the better the location, although 1 and 2 bed properties tend to cost more per person
  • Rent includes all bills, ie. Gas, Electricity, water, sewerage, TV licence, high speed broadband and personal Contents Insurance
  • Generally speaking, the larger the house, the lower the bills per person. Bills for house with less then 3 occupants may work out more expensive.
  • Council Tax is NOT included ~ If everyone in the house is in full time education you can apply for full exemption from Council Tax by clicking here

  • We protect your deposit (at no cost to you) with a Government approved tenancy deposit protection scheme. This gives you peace of mind that we safeguard and administer your deposit in a fair and equitable manner. 
  • Full details of which scheme has been used to protect your deposit will be given to you at the time of payment
  • Your Deposit is refunded to you in full, provided of course that you comply with the terms of your Tenancy Agreement


All our houses are each inspected four times per year. Three inspections are carried out during the tenancy and one after our student tenants have vacated. This 'final inspection' is carried out by an independent company.

We are very pleased with how well the majority of students look after their homes and we therefore try to reward those that do by entering them into a Cash Prize Draw after each round of inspections. See 'Prize Winners' for the names of all the recent 'winners'.
