Whilst you don’t want to create a party area, gardens are often overlooked in HMO properties, leading to wildly overgrown lawns and hedges, which are unattractive to students when showing the property. We recommend clearing the garden and laying gravel or decking, with tidy fencing and proper seating areas, creating a relaxing space outdoors – it can be a real feature and selling point.

Kitchens & Bathrooms

One of the most important areas of any HMO, it’s really important to ensure these are clean, modern and fit for purpose. Make sure there is plenty of kitchen storage and worktop space, as well as large appliances. Including a dishwasher is a must in an HMO! Bathrooms should be fresh and modern and shower enclosures take priority over baths. Add modern grey tiling to bathrooms, colourful splashbacks to kitchens and you’ll see students racing to secure the property.
